They can deliver the money they promise, but it is extremely damaging to your personal credit and can interfere with your finances.

If you vacate the property, return the keys, and deliver the property undamaged, free of debris, and in a broom clean condition, I will pay you $500.  

The first thing I suggest to clients is to deliver a 30 day notice that the water will be billed 50/50 each quarter.

So instead we're buying what we need from Wayfair and Amazon, having it delivered to us, and will take it and install it ourselves.
