I have one investment property, and it is a 3-bedroom single family home.

This house is a foreclosure, offered for cash only and we suspect the reason why is even though it's listed as a 3 bedroom, when we walked through it there is a 4th bedroom that is what I would consider the master as it's the largest.

For example compare a 3 bedroom to another 3 bedroom that sold recently as close as possible to your subject property.

If this is your first rehab project I would double what you think your repairs and time frame is.

My wingman just closed on one of these and I was thinking he needs his own policy in place, even though I know having anything "double-insured" could cause headaches if a claim arises.

Also, double check and make sure you can build a duplex there, seems strange they would allow a duplex in a SFR neighborhood.
