That and educating yourself via reading, learning from others (here on BP as well), and putting into action what you have learned.It is very difficult (not impossible) to jump full time into RE particularly without a job.

Nathan, I would be cautious about buying 1bd. rental units, limited to singles and couples without children, difficult to keep rented in my market.

I can't tell you much, but I know my attorney who closes my deals for my foreign investors told me for the purchase side nothing is different, and it's quite easy.For selling it is a bit different, though still not too difficult.

So be carefulBTW, the roof on the first one was very difficult, the old (3) rooves had to be stripped, a fair amount of decking replaced (and sheetrock damage repaired) etc.
