Thanks for the feedback -  We are going to be really patient & am not going to make a move until the beginning of July at the earliest, so we'll see where we are at then.  

I want to be patient but at the same time I want to get moving on this opportunity.

Focus on that part, find a few good sponsors and patiently wait for their best deal flow, investing in “deals” with them over time.

I've also had the flip side happen where good deals were made just because the buyer was persistent but patient about getting access.With that said, once you/your agent gain access you will get that clear picture you are looking for.

Preferably an investor, but even a solid realtor at this point who might allow you to volunteer your assistance in exchange for first hand experience.The key here is patient consistency.

Well, all cash is the best way for sure...because it let's you snatch up properties that others can't get, Sellers always like a cash Buyer :-) I only did flips as a cash buyer....But it can be done with a loan, you'll just have to be more patient and take a different house than your primary target.

Long term is a much more disciplined, patient game of building generational wealth. 

But he stayed patient, dedicated, and got our deal done with fantastic terms.
