They tend to be reasonable and it's much of a less headache for you.In the above case you're getting a revised payment date from your tenants, so you're not letting them of the hook or being overly flexible.

It seems like a fundamental need for participants in these forums.I have seen posts that state they were edited and a date by them, though, so it seems there is a way.

I upgrade to 200 amp, insulate, replace dated light and plumbing fixtures, replace the roof if necessary (or budget to replace it if it has a few more years on it--I just don't wait until it starts leaking), fix any drainage issues, replace windows (maybe 75% of the time), make sure doors/hardware work properly (I install hinge-stops and/or those round plastic bumpers that affix to the wall so I never have wall/door damage), limb up or remove trees, and of course give it a thorough cosmetic upgrade so it attracts good tenants.

The body was un-related to the fire and the poor fellow had been there for nearly five years - corner says he died in June 2010 (suicide was the cause put forward) and somehow none of the tenants smelled the decomposing body during that first summer.I promptly called the owner and offered to buy the property - hoping it was sufficiently damaged to warrant a teardown.
