Let's see - $7K in damage done by a tenant in one unit, others had a roof repair, a floor replacement, a new shower/tub liner installation/spackle/paint job, insulation in the basement, 2 dryer repairs, a door replacement, a bathtub/shower refinishing, and a 3 month vacancy....I'm sure there was more, but I've chosen to block it out ;)All properties except 1 were cash flowing, but so much outflow in one year was a disaster.

I would also take pictures of things in place before you store the stuff and pictures of any damages.

I've heard stories about homes that are destroyed because it falls into foreclosure and the owners remove appliances, punch holes in the doors and walls and literally damage so much that starting from scratch to replace and fix everything has to be done.In this case, the duplex (both units) had what I described above.

In IL I have never personally done an eviction - but my understanding is if the tenant knows the procedures they can pretty much drag it out a long time before moving out & in addition to the lost rent/damage the Landlord has court costs to pay.

You may have to plug off the line from either the water meter or well supply.On the other hand, if the compressor runs and runs and never builds pressure (we make our adapter with a tee fitting and pressure guage on the side of the tee so we can monitor the line pressure), then you either have an open valve or plumbing damage.

When orangeburg starts to fail you will only end up with more backups and the more you clean the line the more damage you do to the pipe.
