I would ask the TK provider for 3 customer references and I would speak to them.

Some of their team can be smarmy or patronizing ( accompanied by extreme ignorance) but most are stellar and have good to great customer service skills.

@Arn CenedellaThe problem will all these future projections is that they require assumptions to be made about the future.If you assume RE will go up 10% a year and stocks 8%, RE will be the answer.If you assume the converse, funds will be the answer.I have never placed much faith in future projections.Depending on what assumptions, you make you can create any answer you want.

I would approach this with the assumption that property condition is worse than it appears and significant repairs will be required before resale or rental.

Traditionally direct mail has a response rate of 1-3%, but in competitive markets it may be less than 1%.If you are going to do any DMM I recommend using very targeted niche lists and totally custom mail pieces as a way to stand out from the crowd.

There are quite a few customers on here that would be willing to give recommendations regarding who they have worked with in the past for accounting. 

You need to discuss these questions with your landlord/tenant attorney and find out applicable laws and customs.

I have only found a few local PM companies and after reviewing their management agreemenst it seems as though I could better serve my rental company with a direct employee and less expense.By no means am I saying that I am correct in this assumption, ( which is why I posted this discussion).

The experienced investors (in real estate, i'm a newbie myself) always bring up "exit strategy" which means you need to make assumption of the end game of your investment.
