I have been BRRRR-ing for over a decade in Milwaukee and it's not like deals were always easy to find, but once a house has been sitting on the market for 6 months, sellers get more motivated to discuss a less than ideal priced offer.

Does the area cater to families or couples?

They’d like to move no later than October. 

Unless you own a couple of residential investment rentals already for 12+ months.

@Andrew James - as a new investor, I’d urge greater than usual caution when considering the Caribbean as your first investment.

I think that there are lot of properties where the purchase and rehab costs will be less than 70% of the after repaired value. 

Remember, even breaking even or taking a small loss is better than many first-time flippers experience, and it’s a great learning opportunity.

@Moira Baggett, there is no real answer to this other than: review your operating agreement and potentially talk to an attorney, likely to do the same.Most syndication docs drafted by capable attorneys will effectively state that you are acknowledging these are risky investments and there is a real chance you lose all your money.  

But I have also found that finding a great real estate for your team will more than pay for their commission.

It might take some time, but I'll go through each one individually at some point.I just usually end up downloading the podcast and listening on the train so I don't have to worry about losing reception.
