If they are upgrades Or major repairs then they would be depreciated, but if they Were routine maintenance / minor repairs those should be expensive.

@Daniel D.If you are only doing cosmetic things just send a GC through in the inspection period and give you a scope of work/ quote on how much to do the work.

Often on a walkthrough they distract you to seek out the cosmetic blemishes by handing you a roll of painters tape.

I am currently in the process of becoming a Real Estate Agent and weighing these two options.Option 1 Move to the general Sacramento Area to house hack a 2-4 multifamily unit house using an FHA loan allowing me to keep a good portion of my saving for reserves or any cosmetic work.
