I am looking for a small multi family or single family properties in the range 100-300K that gives close to 10% coc.I want an area that is stable, working class, preferably up and coming neighborhood.

Also, better properties in a B class neighborhood with B class tenants means less headaches and stress that keep you up at night when you’re hundreds of miles away.

I can’t say lacking the ground is as safe as having it, but driving isn’t safe, nor is cooking etc in certain applications.

It’d be a lot better to find a savvy lender experienced in this asset class rather than attempt to conceal each future-acquired property even if it’s easier to do when still vacant.

That's not very good for a property in a C-/D class area.  

I would recommend a middle class condo with low maintanance.

I was wondering before I invest time into going through a class, is there anyway I can go through the background check to see if I will be denied?

I have been to a couple of her classes and it’s well worth it.
