The only problem that I have with using my cash on cash return in year one is as follows: What if in Year 1 I have a large amount of Capital Expenditures that occur (small amount of rehab, paint, floors,fence) ?

I use what's called sendoutcards and with this I can create my cards (or choose theirs) and they stuff it, stamp it, and mail it for me.

If you end up spending the $59K purchase price, plus closing costs (including the closing costs on that loan), plus any fixup the place needs (guarantee it will need at least paint, cleaning, and maybe flooring), then you will be just about break even.
