What if I sold it to my buddy's LLC and and then he sold it back to my LLC (a different one) for the same price in a couple months?

My other two buddies are newer but motivated, just moved here from Cali and are looking for their first house hack and think it’ll be great for you to talk to them about your experience house hacking this year. 

I have a few engineer buddies who are looking to getting in their first deal.

It seems like everyone knows - "my buddy ED owns a few rentals, lost a ton of money, don't do it" - I feel like there's a small stigma with it - "people with millions of dollars invest in real estate", not "us type of people" who leverage 401ks, HELOCs, bonuses to start the ball rolling.

Micro is NOT used to define economics of a singular business, thats called accounting buddy.

I have a couple properties there but its really just an excuse to get back and see some college buddies every once in a while.
