My husband designs my website, my brother-in-law (who is a graphic designer) designs my logo and business card and is working on my credibility packages.

Build up some cash and use it to do deals, or improve the property, or go somewhere warm to escape a Michigan winter for that matter (OK, maybe the last one isn't a good return on capital, but I'm afraid of the cold, so would be looking at how to fund my escape).  

Tenants can't hire good contractors, obtain building permits, insure workers, contract for materials or other worker's responsibilities.Finance laws that exempt "family" are generally seen as 1st degree, mother, father, sister, brother, wife, daughter and son, uncles are 2nd degree members.

I grew in that area of NJ as well and my brother just bought in Sayerville where taxes are lower then some nearby towns.

My brother and I have been investing for a couple years; bought our first duplex in 2013 and this past fall closed on a twin which is a side by side duplex and single family home.
