Okay...a mortgage broker is processing the loan, not the bank.

One property is in Alabama (my private residence) and another is located in Florida (second home).My regular (and I say 'regular' mortgage broker, because he has already did two for me in Alabama and never steered me wrong) broker can do my Alabama home.

I process property valuations (Broker Price Opinions - BPOs) for financial institutions on a regular basis.

Back when interest rates were around 6.5% I talked to some Mortgage Bankers / Brokers and estimated that if we bought a $150,000 house with a 3% down payment we would be paying the same as we are now after PITI minus tax advantages plus the increased utility bill we would be paying if we had a yard and extra square footage plus maintenance expenses.

I didnt realize that Realtors referred buyers (who they knew couldnt afford it) to brokers that had appraisers & banks with these underwriter's (who checked for a pulse) and the loans were put into securities.

If you're in the morgage business you should already know a few buyers or if you don't some of the other brokers will.Good luck,donrock

I'd suggest talking to other brokers in your area and see if they think it's worth it.I say go for it.
