Hey Naeem, I know I'm in the minority here, but I don't believe you should shy away from these neighborhoods at all.

Plenty off parking and I believe there was a small detached garage on the property as well. 

Keeping an entire house at a constant temp is cheaper and easier on your equipment believe it or not. 

I believe the topic of finding private people for investing or partnering has been discussed many times, so I'd do some more searches on BP.  

I'm very familiar with all other construction costs but when I started researching the cost to de-lead I couldn't believe it.
