Hey BP members, I'm in need of assistance regarding the language and set up of a contract where the seller is financing me on a duplex.

I thought it was within my reach but I would need creative financing to assist with the down payment.

I'm active in the Miami/Fort Lauderdale markets also, and deal with quite a few low income neighborhood properties - Miami Gardens, Opa Locka, Little Haiti, and others...I'm happy to assist/give an opinion anytime, and this is a great website!

I have a solid agent that I pay 2% on the sell side.There's also no way around paying buyer closing costs - in my market, and for this particular house, paying $3k-$5k in buyer assistance is something I've got to do. 

That one time something gets stolen, the door is left unlocked, they track mud on the carpet, or they give the code out, or whatever, you'll wish you never did this.What I have done is, once I had a few hours, on average, of busywork per week, I hired an assistant--simple as posting an ad under Jobs.
