All lenders I have checked with will not do a 30 year fixed loan on a 4-plex because of appraisal issues.

You can also look for private money lenders to finance your deals with flexible terms and no inspections or appraisal requirements.

Also, can I cash out the full final appraised value minus what has already been paid for the house, or is there a max percentage of the value I can pull out?  

I am planning to go to a hard money lender to get the down payment, then have it appraised and have a contractor look at it to make sure their renovation numbers are correct.

Hey guys my name is Eric Almonte i recently closed on a duplex in Jacksonville Florida in November of this year this property was a off market property i found on Facebook market place appraisal came in at 168k which was a plus, purchase price was 145k what the owner was asking for. 

We had the house appraised and the appraisal came back at 140,000.

Looking to close before the end of the year, however I'm having difficulty scheduling an appraiser.
