Crystal Dundasbaseboard heating option wouldn't be a bad option, put a separate thermostat in each room. that way the tenant only needs the heat on in the unit they occupy at the time. also consider winterizing the windows where cold air could be leaking in. i recently did both in a duplex of mine. electric heating generally is more expensive but if the tenants use the heat source wisely it can be cheaper. i occupy one floor of my duplex and electric had been cheaper than gas for me.

Another advantage is that I'm less connected to the tenants which may sound cold but it's easier to make tough decisions when you don't know the tenant personally.

You are working with cold lists, meaning that you are smiling to people to generate a lead that may be nurtured later after their first response. 

I've tried lists but what works best for me is simple FSBO cold calls.

I dislike those immensely (because they can become luke warm / cold while the ink is drying, right after paying top dollar)!

After countless hours of scrubbing leads, trying to win over clients via cold calls, and provide value to those that don't even know what BP is for these traditional lead sources I will tell you straight up.
