As far as the latex paint: One coat primer and 2 coats paint - even if the paint has the primer mixed.

They are pressboard covered in a cement coating and the ends are ceceptible to moisture if not primed during installation and painted and maintained.  

I had another roofer out there and he floated the idea of a WDG Silicone Coating on the entire roof.  

It all depends where in Bmore you invest though and I would just say do your homework because it is a whole different animal out there.

The aged white oak floors will be natural finished with a few coats of poly.
