The reason I have chose northern Ontario is because it seems to be the only affordable entry point for me in Ontario that follows the 1% rule.

Most of the people doing AirBNB arbitrage are broke and can't afford buying their own places.

Start simple, cheap, where you can not only afford the acquisition but also afford the screw-ups you most certainly will be making, and the remedies for them.

The affordability index is going down compared to previous years, but the opportunities are still there for OOS investors as rents are going up and appreciation has been through the roof!

But it is also a little concerning that Austin is become so much less affordable for not just home owners but also for renters.  

-The quality of tenant you can attract with central air is higher, and you will keep them longer because nearly everyone in STL is looking for central air if they can afford it but dont have it.Dont forget the AC cage to help deter theft of the copper in the condenser.

I know it is quite affordable though.  

However, they keep leaving a pile of junk (boxes, furniture, etc) out on their driveway.
