@Josh Haney I believe the legal/compliance piece is fairly well covered by those who already commented I completely agree that it's important to retain legal counsel to assist with drafting and also loop in an accountant to confirm structure is arranged with tax efficiency in mind. 

Not sure if interesting, but my buddy just launched a tool to help find off market properties across the US based on tax delinquencies, probate, pre-foreclosures...etc.

I have over 200 assets and if I had a LLC for each and had to do 200 tax returns OMFG.

The way that I did it was pulling the equity or doing multiple cash out refinances at the same time in 2021, which allowed me to accumulate almost 300K in cash.

If there is training by the sales authority: sheriff, tax assessor, attorney, or tax appraisal district attend that to get better insight. 

If you pay less taxes through the year...you still have to pay those taxes at the end of the year.  

Unless I raise it , snow will continue to accumulate, and rot will have again pretty soon.

Turnkey also works for investors that are absentees if their goal is to park money/defer on taxes.

If the Florida property could cash flow or at least pay the mortgage taxes and insurance, utilities ect then they would just have a payment for their house by me.  

Can anyone give me more insight on how taxes are in Ohio, and if there’s any specific areas of Columbus that I should be keeping my eyes on or avoid?
