Basically, if you find a property where you can charge rent to cover the mortgage, the lender will count that potential income as YOUR income and will help you get your loan.

It's cheap ($2 per tube).Another thing you can do is put foam gaskets behind your receptacle and switch plate covers on all exterior walls - this will reduce the draught and heat loss through the hole into the wall cavity.

Our thoughts are to finish the full basement and add a bathroom there, knock out the wall leading to the kitchen to insert a breakfast bar, replace carpeting, repaint, and take off the siding and replace with brick or granite for an exquisite finish.
