Okay, so can I just use a regular purchase contract?

Most people prefer direct mailers and become yellow letter specialists by researching the law of averages, templates, yellow letter vs regular letter, and even stuff like mailing on or near a full moon (I have no idea).

The reason for me taking so long with finding a broker is primarily because I got really busy with my regular job...and I wasn't sure I wanted to take on the additional expense of holding a license....I would love to transition to full-time :-)

I am going to kind of disagree with what is being said hereIf I were you I wouldn't even consider getting a real estate license because having a real estate license doesn't make getting real estate deal any easier, it will cost you money and your liability goes way up compared to being a regular investor.You don't need to learn anything more!

As far as wholesales go I've read and heard about a "master list"; how does one create this list, who do you have on it and why, where do you find these individuals at, how often does this list get updated?
