When exercising the MLO, what are general terms offered?

As a former wealth banker and now as the broker/owner of a private realty firm, I don't want my clients to affix their physical signature to any document whenever possible. 

Last but not least please do a physical visit to the area to verify what you are being told.

Go physically look at those properties.  

As in physically doing this yourself.

There’s no need to shuffle physical pieces of paper. 

That said, each jurisdiction has its own interfaces (electronic and physical) to this information, each with their own access protocols and costs.

Trying to build relations as much as possible without actually being physically present via email/phone.

Without that info, we have to swear under oath that we spoke with them and they said they were not in the military, or physically see them just before to attest under oath that they can't be in the military because we just saw them. 

So my though is to use my home inspector skills to compile a comprehensive report on the property bout about it physically, and its value with all the numbers.
