I imagine you come across many more such people in an average year than I do, and if I truly came across someone looking to get out NOW and not terribly concerned about price after I informed them that with a little time and patience they could probably do better, I'd probably find a way to work it out to purchase from them on these terms as well, likely with the input of my managing broker and perhaps a RE attorney (I hate typing that...I've rarely met an attorney that helps things get done!). 

I'd imagine banks are going to be skittish on the seller 2nd, but no harm in trying.

However after exploring other options I would never imagine trying to buy property in a Country where you don't truly own the property.

Can't imagine anyone is a bad enough shot to hit themselves in the shoulder with a attempted suicide. 

If I change the locks, I can't imagine any judge would not take my side. 

I can imagine your situation and the thought of trying to coordinate a deal from overseas is daunting at best and has a high probability of being disastrous.   

I wouldn't imagine that it would matter but just covering all my bases.

@Shane Malloy I'd imagine if you think you need to be 20% under you probably need to be 30% under. 

@Andrew Flora Nope because I can't imagine there is a bank out there that would take the 2nd position on a 75% LTV.
