When I used Cozy once the lease ended it was up and I had to redo everything, and they didn't have a mobile platform yet and my tenants wanted that.I would spend some time watching their youtube videos to get a better grasp of it and put those videos on 1.5 playback speed to save some time.

Im looking to purchase my first rental property  in Mobile,AL the house is listed for $25,000, rent is going for $400 -$650 in that area, the house need new flooring in two room, patio need new paint, one room need drywall repair $8000 is my overall budget to put into it repair/finance.what who be a good approach for this scenario?

My assumption was that the people in the lower end neighborhoods would have less mobility so would stay put while people that are moving out of the more expensive areas may be moving away to other cities, etc but maybe I'm completely off base.
