I would be pouring a lot of effort into underwriting with the potential to acquire the property.Since I have not seen Cap Rates on commercial properties anywhere near that, I assume you may be referring to a single family, duplex, tripex, or quad.

It’s a family, not just another course you buy and get a bunch of docs.

All things being equal, I'd rather not have an HOA with fees, but a family friendly neighborhood with amenities like a pool and playground may bring in a higher rent than other comparable non HOA properties.I don't prefer an HOA, but it's not an automatic deal killer.

@Engelo Rumora  You can purchase single family homes in low barrier markets across the country that cash flow on paper.  

Properties have to be purchased in cash the day of auction, so besides raising private money from friends and family, are there any private money lenders that will lend to me using this strategy?

The times I did enter into a house after barment, I did know about the history of the house and I was positive that I would occupy the house without a confrontation which made it easier.  

As a landlord in Texas do you typically provide a washer and dryer for a single family home?
