Just kidding, but if I do again, only offer annualized returns, not fixed.I met up with the wholesaler and walked through the property with him before closing and he had told the owners that they had to clean out the house, but of course, they didn’t.The house has literally been a crack house for years until I purchased it. he owner used to have it as a rent house, and eventually gave it to their daughter to live in, who was unfortunately a drug addict and the place became trashed beyond belief.

In my humble opinion, this property gets the dealer tax treatment, not capital gains tax treatment, and the rental income is ordinary income incidental to ownership.Just how I see it.

I have also traded millions of dollars in mobile home notes and have done a bunch of business with dealers in Texas doing installment sales contracts vs. rent to own or L/O.

the advantages of having a license are many and obviousplus it puts you in the business .. if you indeed want to be in the businessif you just want to buy rentals and play the landlord game its not necessary.but if you want to be a wheeler dealer in my mind its mandatory.

A large portion of the inner city population survives on government assistance and programs which, in my opinion, contributes to the higher levels of crime and drug activity in those areas, but we’ll leave that political topic for another discussion…As far as investing goes, I’ve been happy with the investments I’ve made.
