Each unit will be a 2 bedroom with about 1000sf each.

I’d like to keep it SFH because it maximized bedrooms and means tenants can cover utilities. 

@Marty TrueDid you search with parameters that take into account the number of beds/ bedrooms/ bathrooms and people staying?

When I lived in it, I was renting out the 2nd bedroom to friends.

They rent out for between 2100-2400 depending on 3 or 4 bedroom.

When we added a bedroom to our house my electrician was able to do that without the added expense of a new, enlarged, panel.That kind of problem is just another reason to not purchasing a residential (1 to 4 units) multifamily unless that special low down payment is part of the reason you take advantage of that you might need to get started. 

My rentals in south city are 1 and 2 bedroom apartments, they never sit vacant for more than 1 month.

Looking for suggestions...We have a two bedroom condo in North Dallas (North of LBJ) in a decent neighborhood. 

Money Down" was extremely helpful, especially in stirring the creativity pot and helping me figure out ways to reach out to my current network to put some money together.

Need to be creative with the purchase and terms.
