I think that you just really just have to study your particular market and pay attention to who's redeveloping where.

Read and study before doing anything.

First, DO NOT p*ss away even one dime on any sort of real estate investing class, home study course, boot camp or mentoring program.

You don't know what to do with it because really, you're into socializing a lot more than just studying investment opportunities.

I have studied about 6 different "gurus" and now making some solid cash in bank owned properties.
