If you try to grow too fast without enough money, experience or connections, your foundation will crack, and you wont have any money to repair it.

But my borrower got wiped out and I did not suffer other than had to go through the process.... 

I don't know how the lead paint thing got started in this post but a tenant that wont let you in with a 48 hr notice sounds suspicious to me.

Just some thoughts I hope help...You might check with your bank, but many wont allow you to count your rental income the first year, so depending on how fast you move your debt will be counted against you without being offset by the rental income.

Following any of it is not only not in your best interest but may result in extreme pain and suffering of anyone in your general area or the surrounding planet.

I hear from all of the more seasoned investors that we should be analyzing and making offers everyday because if we don't make offers we wont get the deal.

The down sides, as I have experienced, is that deployments can take your tenant away for six months or more, and the lawn may suffer. 

But I'm finding my new "LLC" wont qualify for any bank loans. 1.

It might work out, but myself and every other reputable company wont touch these type of jobs because the pay is not even close to the worth.
