I would say its less wear and tear as i have cleaning ladies coming every 3 days to clean.

If the market swings wildly lower then your potential loss is significantly more than that.  

The Lady does not file a rental income/expense schedule (E) for her tax return regarding 14 units (a guy just received a prison term for not declaring personal use of his business car as taxable income--what will they do to her), or is she just not going to give it to you to see.The Lady does not maintain a bank account for rent deposits that you can see.Estopples are your friend.Inspection denied why?

So hopefully no major CapEx for awhile but the third condo is the wild card.

Be careful where you buy, because COVID restrictions and wild fires are a big risk in California.
