Once I purchase my new home in GA, I’m wanting to keep buying more rentals and start building a portfolio, just not too sure yet on what approach to take.

Keep monitoring the rents in your market, make sure you are taking advantage of any increases possible, but don't get too greedy if are happy with your tenants. 

Then we either sell for profit or keep it as a rental.

My job will typically keep up with CPI however I won't get wealthy in my position or line of work.

If you stick to finding equity, refinancing/flipping, you can turn that into cash flow (+ cost seg) to keep as much of your hard earned money as possible.

As a real estate agent in an ever-evolving market, staying ahead of the curve and keeping sales momentum up are crucial for success.

Keep in mind the rental market has been changing seasonally these last few years so what is on the market this week seems to be setting the market price especially this time of year going into rental season.  

Working folks aren't a protected class but I will say that your ratings will take a hit if you keep denying bookings for no obvious reason.Have you had massive damage due to a work group staying? 

If you keep going east places like Little Rock or Memphis will cash flow with less down but these markets won't appreciate as quickly as TX. 

Between now and the end of the year, you just need make sure you keep track of expenses, receipts, etc and at the end of the year your CPA can handle it.
