We have an analyzer for hotels and maybe throw in one or two parking sites, but it's not really built for a large complex.

With an electric heater, the two drains lines would also be required.

The truth of the matter is I have already 3 STR’s in Sacramento already and two full time jobs...

If the loan amount is greater than 80% you will need two pay the difference at closing plus closing costs. 

Right now I am leaning toward not replacing it since it is not broken & I have two non-bias parties saying it is fine.   

You may need to call a bank or two, perhaps smaller ones, more local.
