I think I'm still a little bit from true "success" on this deal, but I got a good thing going on. 

They are portraying renters and showing that fewer homes will be available to them, which seems true as some many on this thread are questioning investing in CA because of this. 

I put all the "bad debt" like our lines of credit and credit cards we use for rehab and down payments in my name and mortgages in his.

If you go to these events leave all your credit cards at home.

I think the analysis still holds true, but you have some emotional stuff in there also, which is hard to quantify.

It was a rushed deal but I had several people look at it because it looked to good to be true.

HI sailed through the last recession like nothing happened. so not true.. tourism hit an all time low.. prices dropped like everywhere else. they did not crater but they dropped.lots of different things going on that will help Vegas.. one that is major is SALT/..

Do they have late payments, or have they just maxed a $500 credit card? 

On the other hand, do you see late/non payments and collections across all their accounts (i.e. cable, cell phone, credit cards, car notes, etc)?
