Problems with TIC are numerous; it’s a very sub optimal investment vehicle. 

Example is many new luxury vehicles but Robert K treats them as mutually exclusive (which they are using hid definition).  

Financing (Real estate, Vehicle, anything really) becomes much more difficult without the W2 income.

It also offers an outstanding tax advantaged vehicle with true compound growth with guarantees that rudimentary savings accounts lack.In addition, investors who want a new line of credit can consider cash value life insurance as a roundabout way of getting it, by using the cash value itself as collateral for the financing.

But this is the first time I heard of the tree branches falling over.The landlord has no responsibility for for tenant vehicles. 

If you sell used cars, paying for a complete body & paint job on a $3000 car is going to bankrupt you in short order, whereas the guy who wants to have a nice car can put that into it and still be ahead vs. buying a new vehicle.
