Thanks guys - my partner does the Brokerage and we were discussing how to address the commission - we are fine paying just debating how to handle the upfront question when the Buyers agent calls about the listing ...My thoughts were to simply state that Seller is fine paying a commission and put it in the offer - and he wants to offer the % upfront ... 

The best thing you can do now is see what your state requires from sellers and wholesalers, and if there is some coverage by the state for liability on the wholesaler, then you can go after them for these issues and even the seller.

Good morning all....Your thoughts on sending surveys to your owners (landlords) and to your tenants asking how you are doing as their property manager?

I did this 10 years ago and pursued a heavy renovation with contractor/tenant.

I would follow all of his free stuff before you buy anything and realize that when you pay for something, you want there to be others paying for it that you can be involved with in real life because that is where the magic and long-term relationships happen.

Use your savings and equity to get the next one and keep this one. 100% agreed here. 

It’s in a trust there’s no mortgage value $650-$700 wanted to take out $150,000 for renovation and down payment on another rental. 

I dont know the area, or the county for that matter, whatsoever.I did some preliminary due diligence on Clinton, including 5-year population trends, demographics, rental rates published, and some other region-specific data. 

My main focus these next 6 months is to educate myself and continue to add to my savings for down payment and reserves.
