I could if I had a job offer letter in Indy but I'm in school out of state until May and 3 of my courses are on-campus, so moving isn't an option just yet.That led me back to a commercial loan, but also financing my down payment.

Some times a buy and hold investor can deal with the poor numbers when buying off the metro MLS,,, as long as 6-9% cap rate is ok for you and not knowing the location, an unknown cost of managing tenants.My best tip for you as a remote buyer is; only buy where the house is cute, lower rehab cost of $15k or less in an ok neighborhood (eyeball and driving around) and the high school great schools rating is 5 or better.

and in some markets its even better.I just got appraisals back on a house plan I built 20 times last year in PDX and sold for 350k this years number is 425 to 450k same plan same size lot within 1 mile.. same school district... starting 23 more.

You might check out a land trust course by Jack Shea (google him) he's on old school kind of guy, his training and documents are great & he has trusts for all 50 states.

I didn't go to school for business so I don't know too much about it, but there is a web of companies that manage the various properties, we are talking about one of those companies.
