However this is a non-issue for agents that do well, as they have sufficient income and access to capital to purchase properties for themselves no problem. 

Several mid-range builders have started included it as a standard option, so it's becoming more of a norm in that 250k+ price range. 

The box did state that the product was only good in the temperature range from 50 to 70 degrees but I still felt like I got ripped off.

It's always a range, so I would figure out what that number is and decide where in that range you want to be (higher end with max rents and higher vacancy with tenants leaving for better deals, lower end rents that's sticky for tenants or somewhere in the middle).

The real impact of a highly priced market is that those prices might knock deals out of the range of your cash position. 

This area is so hard now to find property within the 211-220k range.

BP,I'm looking at buying a SFR for 75-100k range in Texas for cash and then doing an immediate cash out refi on it. 

With natural gas 100a may be sufficient if the panel is new enough.
