It is on 33 acres and has a lot of features that make it attractive for assisted living including views of the Mississippi river valley, 33 acres of land with walking path, indoor pool, beautiful flower beds and landscaping.  

To me, doing the work is pretty straightforward.

Is the bottom line, which path will make me the most money, as if I am flipping?  

There is a new inspector-- the old inspection process was fairly straightforward and made allowances for the fact that these are 100+ year old houses.

I spoke to someone at the Montgomery County Housing Authority so I could better understand the process of renting to Section 8 and it seems fairly straight forward with potentially higher rents than market-rate.  

I am leaning towards this path, rather than the commercial when I am ready to graduate from single family homes.

I was going so slow down that path, until I hooked up with a group of people doing the same thing.

You have to do some sort of value add or find some niche that is off the beaten path. 

Bad Boy Carveouts are much more straight forward for life companies than CMBS.
