Do you think an agent would accept something like $500 cash if I'm able to turn it into a deal?

I know it would depend on the area, however, I also hear that $100 per door is acceptable.  

So my question for landlords is, how accepting are you for the folks that have to give you a rundown of their "situation" before they even move in?

I didn't really bend or accept the term "investor" for those active in real estate until I got on the internet about 8 years ago., what I leaned was the gurueez, of investor. 

About an hour later I got a call at work saying they accepted my offer!!

As noted above, the purchase price for the desired profit isn't something that the seller would accept.

The 14 unit we found on the MLS and had our offer accepted in 2 days.

Lodger has verbally agreed to surrender premises (mailed back keys from jail) and but stated since has no living family members available, requested his security deposit back and month to month storage of personal property (passport, social security card, US Army Veteran Honorable Discharge paper, about 5 suitcases of clothing and a couple milkcrate size boxes of misc personal belongings, that's it).
