I was kind of thinking social media and Craigslist of course I would vet them first.. but any other suggestions?

You could also sell it and get all the proceeds [$250k to $500k depending on marital status] tax free assuming its your principal residence.

I keep rents just under market and better quality than my competition, so my cash flow is a bit less than the status quo, but I don't have many expenses for damage or turnover. 

One false step and the IRS can undo your retirement account deferred tax status.

If it was the rule rather than the exception (which pretty much everybody would know thanks to the internet and social media), there wouldn't be that many people investing internationally today. 

If you are not attending and socializing with the HOA they take it personally and you have a target on your back.Good luck.
