Those that are able to run a smooth start to finish for their guest, mitigate issues, keep maintenance down or respond quick (think minutes not hours), and have ways to make a memorable experience will be the ones that stand out and make it in the long run.

I'm currently reconsidering and setting my focus on the Charlotte market, as I have a competitive advantage (Family in the area who are willing to help and are natives to Charlotte) that could allow me to have a smooth transition and peace of mind, that im not totally in it on my own.

Many of the same insurance under writers that have pulled out of the Florida market, have also pulled out of the Louisiana market in the same time period due to the hurricanes that have affected both regions in the last few years.

We also worked with another lender I've worked with before and things went about as smoothly as we could have hoped.

It's crucial to find a good team that you can trust to make that as smooth as possible.

I understand that we would have to smooth out a lot of details in a partnership agreement and run numbers to see if it's feasible, but I am trying to think of ways to creatively dip my toes into the water. 

If they do move out you want it to go smoothly.

If the listing agent has done at least 50 short sales, they'll know the process and it should go relatively smoothly.
