@Ryan McKelvey i guess I'm not clear why BP's lease would be good for my own rental but not for another..........in my mind its either a strong contract or its not.

Her asking price is a square deal and I'm ready to make an offer tomorrow, but she has no real estate experience and I have none sans-agent.Any crash course advice for a newbie who has no fear of doing the necessary work, but I don't know what I don't know.Here is how I think it might need to go:1) Make a formal written offer (Find a standard real estate contract & make the offer for both parties to sign.  

Hello All:I'm in the Philadelphia, PA area and wanted to know if anyone local knows any good title companies with experience in double-closings and assignment contracts.

We have multiple deals under contract now and are looking at other syndication money streams, including those individuals with self-directed IRA’s. 

I'm looking for a contract that will give me the option of assigning to another investor/end buyer or purchasing the property.

Is this smart?

I have the Purchase and Sale agreement contract, however how do I get a Closing contract or is it called the Purchase Contract?

Hello all- I’m under contract to purchase a SFR investment property in the Northwind subdivision (Vickars/ Montarbor).  

Moving to another state, so need to move my house that needs repairs/upgrades (mostly cosmetic) but I'm not able to handle the work, or general contracting myself.Do any real-estate investors / flippers ever partner with home owners to do the repairs and improvements? 

The banker I have worked with has required me to provide a personal financial statement, copies of past US tax returns, work contract showing my present income and other documentation (foreign mortgage) to show my monthly cashflow.Hope this helps.
