Roy,I am not surprised your incident rate is lowest.I don't have a problem renting to foreign students.In general they will not skip rent.

With language barriers this sometimes proves to be quite difficult, but going through the proper channels is essential for any closing.If you skip a title search and later on it comes back with title issues you really would have screwed the buyer.Closing costs shouldn't be a problem.

100$ bucks a year is 8$/month... just skip lunch once a week and you got it covered.. haah.. i dont think thats enough to worry about, even for resale purposes, i dont think anyone would flinch at that.

If a tenant comes home at a time when they are usually away (i.e. a class was cancelled or skipped) and overrides the programme in the thermostat to raise the temperature in the unit, they frequently choose the permanent hold of the override (because it requires less input then selecting a duration for the override) and, subsequently leave the house.
