Just make sure that when you select a secondary market rental demand is adequate- look at rent history on properties listed, talk to PM's, sellers, local investors, etc...

They offer both 20 and 15 year terms of which we have selected 15 although I understand your point about moving to 30 but we have been unable to source someone who is willing to do 30 year terms.

High rent to lower acquisition point is a huge factor, but please don't ignore all the other factors - net migration, income growth, path of progress, job diversity, legislation, taxes, personnel in the area to build a successful team....etcI heard on a podcast the other day that your internal team is like your golf swing and the area you choose is the golf club you select.

The issue is most lenders (Corevest, Lima One, Vizio, Finance of America, Cherrywood, etc) won't lend because the rental contracts all have rent to own clauses in them.
