The bathroom, that one I think needs some major makeover and also the kitchen area (cupboards look old and unsightly) so if I'd do repairs, most of the expenses would go into these sections.

Other advantages of doing this --  vet your local contractors  for future repair work -  interview / pick PM  while still an area .

They typically don't make repairs unless it will somehow impact their bottom line (code violations for example). 

Take the whole deposit for repairs if need be and then I’d be done with t and not pursue further

 For a building that old I use a seperate budget for capex vs general repairs. 

Since I have new tenants moving in the following day, I wanted to get a cleaning crew through there and take care of some really minor repairs.

I know some (if not all of this) could be answered by the lender but I'm eager for a heads up prior to meeting with the lender(s).
