My point is: If one of the things that goes wrong in future relates to your job/income, won't you want to already be set up in a primary that can cover its own expenses if you start/continue to rent it out, and which is located in one of those seemingly-recession-proof locations that keeps on appreciating?

Of course anything can change and we can go through a recession or covid 2.0 happens, but if you think about it from a logical standpoint, give any positive cash flow property 10 years of rental increases, appreciation, principal paydown, depreciation, etc.... especially in a booming market like columbus, you should definitely be making 20% coc
