@Jay Hinrichs Thank you for your incite because I am trying to read up on flipping contracts but I don't even know where to begin it can be overwhelming.

A while back I read The Empowered Manager and it goes into depth on incentive based performance.

I was never one to sit down and read, however more recently I have found how relaxing it is and instead of reading some fairytale story I'd much rather learn how to better my future and adjust my outlook on life.

I read this on another post and it hits the nail on the head:"If everywhere you look people are making it sound easy, then you are looking in the wrong places.

Read the single-family residential 1-4 contract from start to finish at least 1 time.

I've been reading as much as possible about REI and decided I wanted to go with a long term rental strategy in an effort to leave my job as a police officer in six years. 

If you're having a hard time, read the book with the same title by famous Gary Keller.
