Loan rates on the ReFi have prohibited us from building a bunch more 3-4 unit properties recently, just kills the CF of the deal, but going all-cash on the purchase & construction still pencils. 

@Edgar Gonzalez - Are you able to 1031 the property into a commercial property so your DTI does not affect the purchase as much? 

and to purchase a duplex or triplex.

I just did an analysis for an investor who purchased a SFH conversion to a Duplex without any due diligence.

Personally, my husband and I have only purchased new construction (both for investments and personal homes).
